Naapi (Ropani–Aana–Paisa–Daam)

Naapi is Nepal's traditional land-measurement system, with the hilly-region units Ropani, Aana, Paisa, and Daam.

In Nepal's hilly regions (including Kathmandu Valley), land is measured in Ropani, Aana, Paisa, and Daam. 1 Ropani = 16 Aana, 1 Aana = 4 Paisa, and 1 Paisa = 4 Daam. One Ropani is 5,476 sq ft (about 508.74 m²) and one Aana is 342.25 sq ft.

The Terai (plains) uses a different system based on Bigha, Kattha, and Dhur, where 1 Bigha = 20 Kattha and 1 Kattha = 20 Dhur. Converting between these traditional units and square feet or square metres is essential for buying, selling, and designing on a plot.

Because land prices and bylaw limits are quoted in these units, getting the conversion right directly affects valuation, FAR, and the buildable area of a plot.
