How this works

Stamp duty and registration fee are charged directly on the property value at the moment of conveyance:

stampDuty = propertyValue × stampDutyRate
regFee    = propertyValue × registrationRate
total     = stampDuty + regFee

Worked example

Property value of NPR 50,00,000, jurisdiction Nepal (default stamp duty 5%, registration fee 2%):

  • Stamp duty = 50,00,000 × 0.05 = NPR 2,50,000
  • Registration fee = 50,00,000 × 0.02 = NPR 1,00,000
  • Total transaction tax = NPR 3,50,000

FAQ

What is stamp duty and registration fee, and when are they paid?

Stamp duty is a one-time tax levied by the government on the legal recognition of a property transfer. Registration fee is a separate charge for entering the transaction in the public land register. Both are paid by the buyer at the time of registration of the sale deed at the local registrar's office. Together they typically add 4–8 percent on top of the agreed sale price.

Why are the default rates only an estimate?

Stamp duty and registration fee rates in Nepal, India, and Pakistan vary by district, state, or province and are revised by each annual finance act or budget cycle. The defaults in this calculator are conservative national-level starting points — they are not authoritative legal figures. Always verify the exact rate with your local registrar or a property lawyer before budgeting for a transaction.

How do I use the override fields if I have a locally quoted rate?

Enter the rate quoted by your local registrar or property lawyer into the Stamp Duty Override and Registration Override inputs. The calculator will use those values instead of the jurisdiction default and re-compute the totals. Leave the override blank to fall back to the national-level default for the selected jurisdiction.

Is the duty computed on the sale price or the government circle rate?

Most jurisdictions apply the duty to the higher of the agreed sale price and the government-published reference rate (called the circle rate or minimum value in India, the malpot rate in Nepal, the DC rate in Pakistan). Enter whichever value applies to your transaction in the Property Value field. If your registrar confirms the sale price is below the circle rate, use the circle rate to estimate the duty.

Can I rely on this output as a binding tax liability?

No. This calculator produces an estimate to help you budget. The legal liability is determined by the registrar at the time of registration, applying the rates in force on that date plus any concessions (first-time buyer rebate, female buyer concession, agricultural land exemption) that may apply. Confirm the final figure with the registrar or a property lawyer before transferring funds.

Does changing the currency convert NPR to INR or PKR?

No. The currency selector is a labelling change only. The numeric figures stay exactly the same — only the currency code in front of them changes. This calculator does not perform any foreign-exchange conversion. To estimate the duty on a property in a different country, enter the property value in that country's currency and select the matching jurisdiction.
